A non-refundable deposit of 25% is required with the booking. The balance is required to be paid 4 weeks in advance of your stay. Entry into the property will only be given if full payments have been made. Upon making your booking and paying your deposit we will need your full name and postal address.
In the event of a cancellation within one month of the arrival date, you will be responsible for the full cost of the accomodation. However, a refund will be given if we are able to re-let the property.
The tenant agrees to use the property for holiday purposes only and is not an assured tenant under the terms of the Housing Act 1988. The tenant only has the right to occupy the property for the agreed period of the rental.
No persons in excess of the number agreed at the time of the booking may occupy the property for the agreed period of the rental. Breach of this rule will terminate your contract.
We reserve the right to refuse entry to anyone, who in our opinion is not suitable for the property. In such cases all payments shall be refunded and contract terminated without further liability. We also reserve the right to terminate the contract at any time or remove any person due to unreasonable behaviour, damage to property or causing annoyance or offence.

In the unfortunate event of loss or damage to the property or its contents, we reserve the right to charge the full costs of the replacement or repair to you. The property requires a returnable deposit of £100. This deposit is payable with your final balance payment pad 28 days prior to your arrival date. The cost of repairing/replacing any damages or breakages occuring in the time of your stay will be deducted from this amount before the balance is returned to you. We also reserve the right to deduct any additional cleaning costs incurred by ourselves as a result of the property being left in an unreasonable untidy or dirty condition after your stay. Subject to there being no damages or losses and no additional cleaning costs, the deposit will be returned to you within 10 days of your departure day from the property. If we intend to deduct a payment from the deposit we will email you details for the reasons of the deductions and the costs.
Upon arrival you will find the property in a clean and tidy condition. (Please let us know immediately if this is not the case). We will expect you to keep the property reasonably clean and tidy during your stay and leave it in a tidy condition when you leave. We reserve the right to charge you if excessive cleaning is required after your stay.
The property will be available from 2.00pm on the day of arrival and should be vacated by 10.00am on the day of departure.
No responsibility of injury to guests or damage to their personal property can be held with Kelso Border Retreats. It is your own responsibility to ensure you have suitable insurance cover. Vehicles are left at your own risk.
